These projects are bespoke, so there’s no menu price — but there’s no mystery either. Here’s exactly how a project runs and how the estimate comes together.
We talk through what you’re planning and I look at the space. I’ll tell you honestly whether it’s a job I’m the right person for — and if it isn’t, who is.
I plan the whole project before anything is cut: materials, the order trades need to happen in, and the details that have to be exact. You see the plan, not just a price.
Because these are one-of-a-kind projects, pricing is built per project rather than off a rate card. The estimate breaks down labor, materials, and coordination so you can see where the number comes from.
I coordinate the trades, hold the sequence, and keep the standard from the first cut to the last detail. One point of accountability the whole way through.
We walk the finished work together. Nothing is “done” until the details actually meet the way they were planned to.
I don’t publish a rate card because no two of these projects are alike — a fixed number would either overcharge the simple jobs or underbuild the hard ones. What I do promise is a written estimate that shows its work: what the labor is, what the materials cost, and what the coordination involves. You’ll always know what you’re paying for before anything begins.
